We often talk to you about fees when buying a second new residence in France, but do you really know what they are?

First of all, on the purchase of a new property, there is the VAT to be financed which is 20% in France (21% in Belgium). On our site, all prices displayed are inclusive of VAT (except goods that benefit from the recovery thereof).
You must add to this, the notary fees. Being a new property, you benefit from a reduced rate with it (between 2 and 3% of the acquisition value of your residence).
French registration fees are broken down as follows:
- Land registration tax: Its rate is 0,715% (0,71498% exactly) on the price excluding taxes.
- The remuneration of the notary: What is called the emoluments, is 1,4% of the sale price of the new property.
- Fees for formalities and miscellaneous fees: Around € 800 for fees for formalities carried out by the notary and € 400 for miscellaneous fees.
- The real estate security contribution: It is due to the State for the completion of registration formalities and land advertising. It is set at the proportional rate of 0,10% of the price of the property.
Here is an example of calculation of notary fees compared to the purchase of one of our 2 bedroom apartments for sale in Tignes - Le Lodge des Neiges, ski-in ski-out residence.

2 bedroom apartment at 370.000 €:
- Land registration tax: € 2.205,00
- The notary's remuneration: 4.009,37 €
- Formalities fees and miscellaneous fees: € 678,00
- Real estate security contribution: € 556,00
- VAT on notarial services: € 801,87
- TOTAL due to the notary: € 8.250,24 (2,24% of the purchase amount of the property)
So much for the cost of buying a new property.
